Please read ALL INFORMATION below before submitting an application.

Applications will not be able to be processed until ALL required items for all applicants are received.

Each applicant must be 18 years old or over, submit a complete application including a form of payment for application fee.($65/per applicant)

Co-applicants: In co-applicant field, list name and email of other person.

Required Documents

  1. Valid Government issued ID is required for all applicants

  2. Most recent paystubs for last 60 days with pay periods for all applicants (we will request additional documents if needed)

    Rental History will be validated.

    If you own a home and are selling it, you will need to provide closing documents or a sales agreement. You must be outside of your option period to be approved.

Income – Verified income of 3x the monthly rent amount with any existing mortgages (or rental amounts) deducted. Income is calculated on the gross YTD amount. If not employed, proof of regular income must be submitted. If self-employed, please attach the previous year’s tax return and bank statements for the last 6 consecutive months.

Background – A credit background check and criminal background check will be processed for each applicant. This is required for each person age 18 and older and all 18 and over are required to be lease signers.

  • We obtain a credit report on each applicant. Our credit reporting agency evaluates credit (which may include rent payment history) as an indicator of future rent payment performance. An unsatisfactory or insufficient finding will result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate.

  • We obtain a criminal background check on each applicant or occupant 18 years and older who will reside in the apartment home. It is possible your application will be denied due to criminal convictions.

Security Deposits – SECURITY DEPOSITS MUST BE RECEIVED WITHIN 48 HOURS OF APPROVAL TO SECURE THE APARTMENT. If we do not receive the security deposit within those 48 hours, we will move on to the next applicant. Once the security deposit is paid, it holds the home for a maximum of 30 days. You must move-in within this 30 day period.

Pets – We accept pets 25 lbs or less. Maximum number of pets per apartment is 1 to 2 and is dependent on total weight of pets. Pets will be subject to visual inspection (photos), and we do not allow aggressive breeds (Doberman Pinscher, Chow-Chow, Pit Bull, or Rottweiler). This does not guarantee the approval of any breed not listed. There is a $400 non-refundable pet fee per pet and a monthly amount of $15 per pet. Please attach photos of any pets for review when sending required documents.

Leases – Leases will be sent electronically through DocuSign for your electronic signatures. Leases are typically sent 1-3 business days after the security deposit has been received. All leases must be signed within 7 days of receipt. Additional admin fees may apply to leases having to be re-drafted due to tenants’ change in move-in date or delay in signing.

By submitting your application, you and all persons occupying the apartment home agree to these terms.

**PLEASE NOTE THAT ALL APPLICANTS FOR A PROPERTY (CO-APPLICANTS, ETC.) MUST SUBMIT SEPARATE APPLICATIONS PRIOR TO ANY APPLICATION BEING APPROVED. ANY INCOMPLETE APPLICATIONS WILL NOT BE PROCESSED.**

Occupancy - The following occupancy standards apply based on two persons per bedroom, plus one per apartment home.

All the apartments at Parkview Apartment are One Bedroom, One Bath and the Maximum Occupancy is Three Persons.

Company Leasing Process after being approved:

1. Pay the security deposit

2. Your lease will be drafted after the deposit is received

All application fees are non-refundable. Application fees collected are $60 per person. Enter payment information in your application. All application fees must be paid, if not your application will not be considered
